Five Tips for Staging Your Home

Whether it is a seller’s market or a buyer’s market, it is always in your best interest to make your home as presentable as possible. After all, the more attractive your home is to potential buyers, the more likely you will be able to sell the home quickly and at a price that you are happy with. Achieving a more inviting and appealing look when selling a home is called staging. Here are five tips to keep in mind if you are planning to stage your home on your own.

Staging Tip #1: Remove Clutter

The first step in staging your home is to remove all unnecessary clutter. The more clutter-free your home, the roomier it will appear. So, if you are still living in your home while it is on the market, consider packing up the extra clutter and putting it in storage until the home is sold.

Staging Tip #2: Remove Personal Affects

While cleaning up the clutter in your home, you should also remove personal items. Remember, the goal is to help the potential buyer envision him or herself living in the home. By removing personal items such as family photos and souvenirs, you make it easier for the potential buyer to see someone other than you living in the house.

Staging Tip #3: Let There Be Light

To make your home seem larger and more inviting, it is important to light up the inside of your home. Open up all of your windows in order to allow as much natural light as possible to shine through and make certain all of your lights are working and turned on as the potential buyer walks through.

Staging Tip #4: Make it Airy

Creating an open and airy atmosphere will also make your home more appealing to potential buyers. While opening up windows will help create a more open atmosphere, you should also move furniture around in such a way that it opens up the space more. In other words, potential buyers should be able to walk freely through each room in the house. If you have too much furniture in your home, you might need to put some of it in storage as well.

Staging Tip #5: Please the Nose

Finally, you can make your home more appealing to potential buyers by creating pleasant aromas throughout the home. In fact, many REALTORS® advise sellers to bake things such as chocolate chip cookies and apple pie before the buyers arrive. In this way, the home will smell and feel warm and cozy to the potential buyer.

    Brian, Great piece. I’m a big fan of staging too and always on the lookout for useful tips & techniques. Your article made me think that this is the perfect time of year to bake an apple pie for your showings or open houses. Makes the house smell great and better yet, while at the same time, no one will be tempted to slice into it and eat it! I was just thinking how baking/eating cookies can sometimes result in a bit more clean up. Plus, there’s no extra work to make the pie presentable when you take it out of the oven. Good stuff!
